Our management include:
Develop and maintain a computerized accounting record for your property quarterly bases. Dispatch all repair works as needed, monitor work, verify correct completion and pay for work from your account. For major repairs over $250, we obtain authorization from you before dispatching. Collect rent and monitor its timely payment first of every month with a grace period to the 5th of the month after which a 10% late fee is charged. Late fee is split 1/2 to Owner and 1/2 to Property Management. Disburse payments from the Trust account for mortgage, insurance, taxes, advertising, credit report fees, repairs, maintenance, and owner's proceeds. Conduct periodic interior and exterior inspections of your home, appliances, furnishings, and will arrange for repairs as needed. Dispatch any cleaning and repairs needed when tenant vacates, monitor work and pay work from account tenant's security deposit and will inform you immediately. Place appropriate advertisement in local publications. The cost of advertising is charged to the owner. Place PG&E and Water into our office name during vacancy periods. Hire and work side-by-side with an eviction service if necessary. Contract for pool and gardening service, if desired. |
